The concrete garage, located in Edgeware, Christchurch on New Zealand's South Island, includes power, a bed and the 'use of facilities in the house'. Pictures of the makeshift bedroom, which has been posted to multiple Facebook rental groups, showcases the 12 square metre space complete with strips of carpet. The advertisement boasts a 'five minute walk to city centre and close to Palms Mall located in Edgeware'. 'Garage has storage and a queen bed. Byo food. $120,' the advert reads. When the tenant was approached by Stuff, the three tenants who live in the main area of the house insisted the room was in 'hot demand'. They offered to drop the rent to just $100 a week. The tenants said they didn't realise the garage failed to meet legal requirements as a 'habitable space', with one admitting he wasn't too concerned by the breach. 'We're not here to please you mate, we're just offering you something that's cheap, handy to the city and it's no concern. I've had my mate living in there before,' he said. Ms Arthur said the rooms were mostly 'sleepouts' or garages turned into bedrooms. Since 2016 under the Residential Tenancies Act (RTA), all landlords in New Zealand must have smoke alarms and insulation in all rooms. From July this year, both ceiling and underfloor insulation is also compulsory in all homes where it can be installed. Ms Arthur said she was frustrated to see people advertising rooms that didn't meet legal requirements. 'While property managers and landlords are saying there's a lot of these around and they get rented out this way, it doesn't actually make it OK under the law,' she said. 'It preys on that vulnerability of tenants that if you rock the boat eventually [they will] be the one that loses out.'
