An entire Australian island in the middle of the Great Barrier Reef is up for sale again less than a year after it was purchased by a group of interstate property developers because the stunning paradise didn't 'fit their plans'.

Victor Island in the pristine Whitsundays off the central Queensland coast was quietly re-listed with Sotheby's International Realty in December.

The 'off-the-grid' slice of paradise was last purchased in March 2022 for $3,655,500 by Kingdom Developments who completed settlement in September.

The 8ha island is now expected to sell for up to $4million - the cost of a house in some capital city suburbs - and includes a helipad, two boats, a swimming pool and a luxury main residence.

Kingdom Developments reportedly consists of members Dan Ode, Sam Hamrosi and Konrad Konczak-Islam from Sydney and Fiona Seitz from Victoria. 

According to Kingdom's website the developers currently have 18 projects on their books which are mostly apartment buildings - mainly in NSW but also in WA, Victoria and Queensland, along with a commercial precinct, and two housing estates.

Victor Island currently has only one residence and Kingdom had planned to expand to 'accommodate for 30+ patrons' according to it's social media.

But Sotheby's agent Lynn Malone said the group eventually decided the project was not a good fit for them.

'They are more into mainland commercial and residential complexes so this... didn't quite fit with their plans,'
